Interior Designer/Architect

Full-time at Di Lusso Gaopin (Beijing) Design in Beijing

We are seeking an Interior Designer/Architect, with five years of relevant work experience, to participate as a team member and help in the design, documentation and execution of interior design and architecture projects, The candidate will participate, as required, for all phases of projects. Our goal is to exceed our client’s objectives; from programming, schematic design, design development, construction documents, furniture specification, schedule, budget, construction oversight and project turnover.

You will initially work closely with a design team which includes international designers. Advancement will depend on ability and accomplishments. Our design system is based on our individual teams which are expected to present competitive presentations to clients. Each team works independently and shares in the success of its projects. Advancement to senior designer/design team leader will give you the functional equivalent of your own design studio, which is backed by the marketing and support services of our house.

Responsibilities:

Understand/establish project goals and objectives including but not limited to work plan, schedule and budget parameters.
Attend meetings with clients, consultants, contractors and vendors as needed.
Participate in the development of the project standards library, including major phase checklists, CAD and detail standards and procedures and specifications for the development and maintenance of the resource library.
Participate in trade or industry events or manufacturers product introductions as needed.

Act as a team resource during the programming and design phases, and the coordination of documents.
Participate in all aspects of the project development from programming through conceptualization, design development, construction documents and start-up.
Participate in the set up of standards for existing conditions surveys and architectural base and/or interior record plans preparation.

Participate in developing a furniture, equipment, document and reporting system.
Assist in or prepare programming questionnaires for use during interview process and set up project files as needed.
Participate in the development of space plans that follow the program requirements set by the client in their goals and objectives.

Prepare conceptual design sketches that illustrate the architectural treatment of the space, develop concept statements and presentations as needed.
Design and assemble presentation boards, including furniture, fabric, finishes, concept statement and design abstract.

Attend client presentations.
Research products and systems that accomplish the design intent.
Prepare furniture, fabric and finish recommendations and alternatives, including budgets and schedules
Develop plans, elevations and architectural details that illustrate the design intent and use of materials.
Participate in the development of construction documents and specifications to insure compliance with design intent.

Prepare furniture drawings and specifications as needed.
During the construction phase assist in the preparation of document revisions such as addenda, bulletins and clarification sketches.
As requested by PM or Senior Designer assist in the review of the contractor’s submissions for compliance with the design specifications and intent.
Assist in review as requested of the production of furniture, millwork and equipment contract shop documents.
During the construction phase attend job site meetings, as requested to review elements of the construction and furnishing placement to ensure compliance with the design specifications and intent of the approved construction documents.

Participate in the punch list process as needed.
Qualifications:

Bachelor’s degree in Architecture or Interior Design

Five years of job experience with a strong record of achievement and references
Proficient in Microsoft Office Applications, MS PowerPoint, MS Outlook, proficient in AutoCAD 2007; Familiarity with MS Project, Photoshop and rendering software.
Knowledge of programming, design and documentation processes, procedures and standards
Capable of working in a fast paced environment and juggling multiple projects at a time.

3-D Rendering skills and English a plus
