Foreign Capital Investment and Accounting Assistant
at Paragon Partners Asia in Shanghai
Job Responsibility:
1. Project Sourcing
- Independently communicate with the developer and other project channels to acquire project information
- Ask questions and confirm all the projects details
- Create a project summary from real estate market comparables, basic financial project understanding, and the projects investment requirements.
- Create investment memorandums
- Collect and collate industry data for hotspot tracking
2. Office management and leasing
- Communicate with tenants about rental payments, create a monthly rent report
- Communicate with repair service providers if the properties need repairs.
- Provide strong follow up communication with customers to ensure good customer service.
- Use our existing network to promote our office space if available. Put up advertisements online to attract agents to recommend our office space.
3. Investor Communication
- Coordinate with our foreign investor outreach team to identify investors that might be interested in our projects
- If the candidate is strong, they will be asked to manage the foreign investor outreach team
- Provide project information to the investors.
- Answer their questions and gather more data from the project channels/developer if more information is needed.
4. Office assistant
- Provide assistance like providing monthly fapiaos to customers, occasional translation work, communicating with service providers and other assistance work
Qualification:
- Fluent English reading, writing and speaking.
- Extroverted, sales-oriented personality with strong communication skills
- Real estate internship experience in any sector is acceptable
- Investment industry internship experience is preferred.
- Fresh graduates of finance or accounting majors are preferred
Tips:
- This job has limited requirement for excel driven financial analysis. You will be taught real estate financial project analysis in order to make decisions about projects viability. You will not be asked to produce any financial analysis work.
- Real estate investment work is around 60% of the job. The other is 30% real estate office leasing and management, and 10% assistance work.
- Work time is Monday – Friday 9:15 – 18:15. If you have not finished your weekly goals, you should finish them on the weekend from home.
- It is best if you can learn to manage a small team of foreigners to assist the company in project investment reports preparation. You should organize the team to produce English reports according to the training you will receive. You should have a personality that works well with foreigners.
- The manager built a company of 60 people before selling it in 2017 to the developer. Now the company is small, around 5 people. Please be aware the companies work environment is small and you will work closely with the manager.
